Menlo Park's 12- Month lease ordinance took effect this past Monday, March 6, 2017. City Council unanimously approved the
12-month lease ordinance (Ordinance 1023, Title 8, Chapter 53), November 9, in efforts to minimize displacement and foster stability for landlord and tenant relationships. The ordinance provides current and prospective tenants a one-year lease option for multifamily rental properties of four or more units. By April 5, 2017, tenants currently not in a lease, commonly known as month-to-month, must be offered a 12-month lease option and tenants in a lease agreement, must be given a one year lease option upon expiration of the current lease agreement. A provision in the ordinance requires a specific English and Spanish disclosure to be included in the lease application. The ordinance also specifies, landlords must offer a 12-month lease option to tenants on an annual basis. On Feb. 9, the Housing and Economic Development team held a community meeting to review details and an answer questions.
