SP Menlo, LLC has submitted an application to construct a new eight-story residential apartment building with 105 dwelling units and a community serving retail space. The proposal would include a total of 14 residential units (15 percent) as below market rate (BMR) units, per the requirements of the City’s BMR Ordinance.
The Sobrato Organization is proposing to construct a new mixed-use development with 67 townhomes, 316 apartments, and an 88,750 square foot office building at 123 Independence Drive. The project site contains five existing single-story industrial/office buildings to be demolished. The total proposed residential and office development on the parcel would be approximately 500,700 square feet.

A proposal to demolish an existing single-story warehouse and office building at 1075 O’Brien Drive and portions of an existing research and development (R&D) building at 20 Kelly Court, and construct a new seven-story mixed-use building, approximately 120,000 square feet of gross floor area (GFA) in size, with a floor area ratio (FAR) of 131.5 percent in the LS-B (Life Sciences, Bonus) zoning district. The building would have a restaurant and outdoor seating on the ground floor, six levels of office and R&D uses, and a rooftop garden. A five-level parking structure would also be constructed adjacent to the portion of the building to remain at 20 Kelly Court. An elevated pedestrian bridge would connect the parking structure and the proposed mixed-use building. A BMR housing agreement will be required based on the proposed increase in GFA. The proposal includes a request for an increase in height and FAR under the bonus level development allowance in exchange for community amenities.
Tarlton Properties is proposing to construct a new approximately 120,000 square-foot, five-story research and development (R&D) building with a six-story parking structure integrated into the building. The project would include a 14,000 square-foot fitness center on the sixth level of the garage for Menlo Business Park employees and a 700 square-foot commercial space on the ground floor of the R&D building with an entrance off of a proposed pedestrian plaza.
Tarlton Properties is proposing to construct a new five-story approximately 260,000 square-foot research and development (R&D) building at 1350 Adams Court with a parking structure integrated into the building. The project site contains an existing R&D building, approximately 188,000 square feet in size. The total proposed development on the site would be 488,000 square feet.

Stanford University is proposing construction of a new 39,510 square-foot office building at 2111-2121 Sand Hill Road, and annexation of the parcels at the site, including an existing office building and a single-family residence, into the City of Menlo Park.
