Sagar Patel is proposing to demolish the existing 28-room hotel (Red Cottage Inn) and construct a new 68-room hotel (Hampton Inn) at 1704 El Camino Real, in the SP-ECR/D (El Camino Real/Downtown Specific Plan) zoning district. The development would consist of three stories with a lobby, dining area, and parking on the first floor and hotel rooms on the second and third floors. The proposed development would be at the Public Benefit Bonus level, which would exceed the Base level floor area ratio (FAR) on the subject site. The public benefit bonus proposal includes the contribution of Transient Occupancy Tax (TOT) revenues to the City on an on-going basis.
The project is under preliminary staff review. The Planning Commission held a study session on the proposal on March 12, 2018 (staff report) and will conduct another study session on October 8, 2018 (staff report).
